Above the Milking Parlour i we have made what is now the largest of our four person cottages; it is not mentioned on our web site, as being our best cottage to date, (we thinks it now surpasses in quality The Dairy, which had been our flag ship cottage) we are only offering it to repeat guests,  but there are numerous exceptions to this, when it suits, such as if we have mucked up a booking (!),  or for those who have stumbled upon this page of the web site or perhaps if guests are wanting to book two properties, we often suggest this one combined with the Milking Parlour.

Guests need have no concern about noise transmission to and from the downstairs unit, the Milking Parlour, as we have significantly exceeded what are now in any event very strict building control noise transmission requirements, with the installation of a fake ceiling and an additional floor area as well.) All rooms except the second twin bedroom (which is galleried - as in the Dairy - and in the mezannine) are on the first floor.

Access is gained up some outside railed stone steps. There is a decent sized bathroom with shower over, one double bedroom and one twin. The kitchen is set up on a different level from the living room and is seperated by some wooden railing, to break up the large open area. This can be seen both on the virtual tour on this page but also on the home page of our web site which is a professional video clip lasting 20 seconds and the clip between the 7th and 17th seconds is of the interior of the Hay Store. For those without broadband a lot of patience is required. (Click below on the 'home' link but to get back to this page you will either need to retype in the web page address or to use the 'back' button on your browser) The specification (as with the Milking Parlour) generally in the Hay Store is higher, being our latest barn conversion, (although we are constantly up-grading our other cottages) but best of all and what really makes this our flag-ship cottage are the beams. To those in the know, they are Queens Trusses and it was these beams that made this barn an obvious target for conversion. Although the Tourist Board grading gave the Hay Store sufficent points as would normally place the assesment within the 5 star band, it could not be granted such a grading under the new scheme as the nature of the galleried bedroom means that there is a loss of privacy with others sharing the living room and this precludes 5 stars being awarded despite achieivng sufficient points in the assesment process. It is therefore graded with four star, like all the other cottages. Incidentally the Milking Parlour underneath the Hay Store has been awarded the maximum number of points possible within a four star band of 15 points i.e. one point short of five star.

The vacancy calandar below also shows rentals. Please bear in mind however the reduction from the rentals shown of £40 for two person occupancy and £20 for three person occupancy,and that these rentals include heating electricity and linen
