Please bear in mind that electricity heating and linen are included (and logs in The Dairy). 

We also have an additional four person cottage 'The Barn' not really mentioned on this web site, we do not show availability in Dale Liffs and the Barn until all three are gone. So if a price is shown, it means at least one four person cottage is free. 

2 person occupancy of the 4 person cottages - reduce displayed rentals by £40.00
3 person occupancy - reduce displayed rentals by £20 
(The Milking Parlour, the recent three person barn conversion is usually the same rental for three persons as four persons in the four person cottage, and there is a reduction of £20 for two person occupancy of this cottage i.e. it works out that for any given number of occupants, whether two or three persons, the rental in the Milking Parlour is £20 more, (except in the highest season when bands differ)

Just a reminder, as mentioned elsewhere, that in addition to the cottages below, we have within the family, managed by our adult daughter, three cottages in the nearby village of Hartington.(One 6 person - 3 bedroomed, each one en-suite -in a picture postcard cottage between 500 and 700 years old), and a further couple of one bedroomed cottages, one sleeping two and the other sleeping 3 persons (the latter in a family room)- all three around our private courtyard in the centre of the village. So, if the cottage you require is not available on the dates you have free, please consider our cottages in the village of Hartington. SHORT BREAKS available in ALL Cottages between October and April.
May to September, we permit stays of one week starting on a day other than a Saturday, or of less than a weeks duration in just one cottage at any one time, although which cottage that might be, varies.
We might insist on ourselves nominating the cottage depnding on how other short break bookings were panning out.
The rates below are  March and April weekends. For breaks during  the  2 Easter weeks and for other times of the year please enquire.

Low Season MID-WEEK  in any cottage, i.e. stays not involving a Friday or Saturday night - £40  less 

The 2+ rate is for those wishing to leave any time up to 8.00p.m. rather than 10.30a.m. and is particularly suited therefore to those wishing to stay for a full weekend.

Booking Conditions
a)

no pets are permitted, nor smoking in the cottages themselves.

b)

 accommodation is limited to 2 in the Dairy, 3 in the Milking Parlour and four in the other cottages, all of whom MUST sleep in the beds provided. In one cottage, the Barn, we  permit babies in addition to the above numbers.

c)

arrivals are from 3.00 pm and departures by 10.30 a.m

d)

cancellations: details will be sent to you (by e mail usually) before guests are committed to the booking, but basically the later the cancellation, the larger the cancellation fee. 

e)

not a condition - but we go to great lengths to have the cottages immaculate on your arrival so we appreciate guests cleaning prior to departure.

Please either e mail or telephone to confirm availability; and if wishing to proceed, we will e mail or post you a straightforward one sided form to sign and return.

E mails are nearly always answered promptly, (if they are not, there has almost certainly been a hiccup, in which case please ring) and telephone calls can be  made between 8.30a.m. and 10.00p.m.If ringing, please hang on the phone for longer than usual for the phone to be answered as if we are out and about, after 6 rings, the phone diverts (at our expense) to one of our mobiles.   Calls welcome anytime between 8.30a.m. and 10.00p.m., but not before, nor after!

Six  guests have written a review about our cottages on 'Trip-Advisor', the main accommodation review site (mainly dealing with hotels); Anyhow here are the reviews, they were unsolicited, and we  dont even know who posted them! (well,we know one, the negative one and we have guessed/sussed out one of them)

Posted in April 2008 The most fantastic self catering accommodation I've ever stayed at. Great appartments, fantastic views, excellent hosts. Information packs in each appartment details everything about the area, including walks from 1 mile to many, those suitable for children and more experienced walkers, where to rock scramble, caves to visit, plus all the usual "payable" attractions of the area. Fresh eggs are available daily from the farms free range chickens. Francis and Patrick (hosts) are fantastic and can answer any question on the area - a trully brilliant holiday.

Posted in January 09; Lovely cosy accommodation, even in a blizzard, which we had one day! The views from the property are gorgeous, and the cottages have every home comfort. On-site owners are helpful if needed and discreet if not.
Only a mile from the fantastic village of Hartington, which has plenty of good places to eat, a couple of great pubs with genuinely friendly locals, and not forgetting the incomparable cheese factory, where you can even buy Stilton with stem ginger, should you feel the need.
Would recommend these cottages wholeheartedly for comfort, peace and quiet and superb walks on the doorstep.

Posted in June 2009. This is a lenthy entry on Trip Advisor from someone staying in the Dairy, which you might wish to visit directly to get the full flavour, but without removing anything we dont like but simply reducing its length, the reviewer wrote:
Cottage itself:
It's as nice as it looks in the photos! Very cosy and a perfect space for two people with a range of facilities to keep you occupied. The lounge area has a lovely wood burner, which gives the cottage character, and there is a TV, DVD player and Sky+. The kitchen has all the implements you need to cook and eat a range of meals and has the benefit of a dishwasher (there are communal washing machines). The bathroom and toilet is downstairs (bit of a pain if you need the toilet in the night) and is large with a separate shower cubicle. There is a private patio outside with a few chairs in addition to the communal picnic tables at the front of the properties. Perhaps the most impressive element is the effort that the owners put into the information booklets, which cover all aspects of a holiday – it’s worth spending a bit of time each day to go through these booklets. Overall the cottage exceeded my expectations (which were high, based on the photos) and I'd say that it's perfect for a romantic getaway.

General facilities: There are a range of good bikes and fresh eggs and frozen meals (sourced from a local producer); everything is good value and operated under an honesty box system which makes thing very simple. The owners are happy to help if needed but also recognise when to step back if you’d prefer to be left alone; they are rightly very proud of their cottage and it shows in the little touches here and there. The surroundings are lovely and I was very impressed with the views.

Location:I liked the fact that the cottages had a feeling of remoteness, yet we were actually very close to a number of key places.

Things to do: There are a number of walks nearby, which would keep you occupied for quite a few weeks. There are also 3 cycle trails that all pass near Cotterill Farm, and the cottages provides good bikes at an unbeatable price. If you’re looking for thrills there is Alton Towers which is only a 30 min drive. There are many small towns and villages within a short drive; I recommend Hartington, Ashbourne, Ilam and Bakewell (which gets very busy at weekends). Buxton is very close and has a few scenic parks. You also have a number of National Trust properties, parks and walks nearby so it’s a good idea to become a member, which should pay for itself in the space of a couple of weeks. We were impressed with Ilam (walks), Hardwick Hall (house and walks)

Overall: This exceeded my expectations and I can’t actually think of anything negative to say. I’d say that it would especially suit a couple looking for a romantic break with some outdoor activities in lovely surroundings.

Stayed in the Milking Parlour cottage for 2 nights with my girlfriend. It was a surprise arrangement for her birthday. What a lovely place! The cottage was faultless, heated floors, Sky TV, dishwasher, 2 cosy bedrooms etc. My only criticism is that there is just too much information to wade through in the folders and laminates left at the cottage for guests - that's not a bad thing if you happen to be staying for a week or so but it just gave us the impression we were missing out on loads of stuff!! Patrick and Frances the owners are lovely, really helpful and friendly and the breakfast pack we ordered consisting of locally produced eggs, bacon, sausages, milk and bread. Very highly recommended and will definitely be going back.

And then in early 2010 our first negative one
Boring complaint from a guest, who suprisingly had been a couple of times before, saying we had double booked; incorrect, both sides of the story can be seen on tripadviser.

And now in July 2010 we are back to positives!
(and can assure everyone that we did not invite this one  or any of the others that have appeared on TripAdvisor - although Tripadvisor do try to encourage business owners to encourage reviews) As follows:
What can I say, yet another fantastic week at Cotterill Farm, our sixth year and this year we had fabulous weather to boot. The accommodation was excellent as always and each year Patrick and Frances make improvements to keep the standards high, this year it was roof windows in the lounge and kitchen and new beds in the second bedroom. The walking from the cottage is superb we did four different walks during the week, direct from the front door and hardly retraced any steps. The big bonus this year was the new ownership of the local the Waterloo which now provides quality food at a reasonable price in welcoming surroundings.
Patrick and Frances were as helpful and friendly as ever , over the past six years we have been delighted by the level of service they have provided and also their efforts to provide top class accommodation at a very reasonable price. We will be back next year and sooner if we can!!!!
