WE ENDEAVOUR TO RESPOND WITHIN 48 hrs. Response to enquiry form is not automated.
If you wish to proceed with a booking we will email you with how to pay.
Subject to payment by bank transfer or cheque - we will email with confirmation of the booking.

A deposit of £100 per cottage  (£200 for The Farmhouse) is required. Per booking. 

If the booking is 34 days or less prior to your stay then the full rental becomes payable following confirmation on the availability

We welcome bank transfers only currently we do not have facilities for payments by debit or credit cards.

Payments and Cancellation
 

ALL CANCELLATIONS ARE REQUIRED IN WRITING OR BY EMAIL
For ANY booking cancelled - * arrival day not included. 

  At least  34.  days before your arrival day.( *Arrival day is not included.)
 There will be a £50. 00 Administration fee deducted from any deposit already made.
 
Final balance payments are due 5 weeks (34 days) before the arrival day.*

Once full payment has been made, cancellation within 33 days - 21 days of * the arrival day.
We will endeavour to relet the cottage - if we succeed we will return any balance- 
Less a £50 Administration fee & less any discount that has been offered, to fore fill a new booking.
- If we fail to re-let the full rental will be retained.

- Within 20 days of arrival day*  FULL rental will  automatically be retained.

Once a deposit has been paid, If the full balance is not paid before the 34 th  day before arrival, at discretion of Cotterill Farm Cottages, a booking will be cancelled and any deposit will be retained. 

NO Refund will be given -
If holidays are not taken, for ANY reason inc. non-arrival, delayed arrival or early vacation of cottage.  

Guests are therefore advised to seek and take out own adequate holiday insurance policy
 Also to agree to have read  our terms and conditions pages.

Additional Policies


EV CHARGING 

Electric is included for your Cottage accommodation only.


We DO NOT offer dedicated charging points. 

Therefore charging  ANY  *electric vehicle on-site  or from your cottage is NOT PERMITTED under any circumstances. 

This is due to Insurance policy stating - 

That only electric vehicles may charged by designated installed charging point.

Any charging by a standard domestic household plug, will invalidate our insurance.

Inc*  E- Bikes and E- Scooters. 


Smoking is also NOT allowed inside any part of your Accommodation, inc stood on the door step or in communal buildings.

Please note smoking includes the use of vapours & e-cigarettes.




We do not permit anywhere within the boundaries of Cotterill Farm land.-

  •  Any Campfires. / Fire pits. / Fireworks or Chinese Lanterns.
  • If you feel the need to bring your own bbq  and you’re using disposable  bbqs.
  •   Do Not place them on picnic tables unless a stone is provided & DO. NOT PLACE ON GRASS.
  • Do not leave them unattended - unless completely cold & dispose of them responsibility .
  • Incase of extreme drought or high fire risk alert a possible ban may be put in force.
  • Peak District National Park actively discourage the use of disposable bbqs.


  • Hot Tubs - Hired or portable are not permitted on site.


  • We ask that you do not feed any livestock.



PET POLICY 


No Pets are permitted except for dogs staying in Cotterill Barn

Day Visitors are welcome, but their dogs, are not permitted in any Cottage - In the grounds/ garden of Cotterill Farm Cottages.

No pets are allowed to be kept in vehicles, at any time.


Guide dogs and service assisted dogs are accepted by arrangement, therefore No guarantee can be given that a dog has not previously stayed in any cottage.


Cotterill Farm Barn - Dog Policy -

The only cottage that accepts up to two well behaved dogs & No other pets. 

Puppies under 7 months old are not accepted . 

Owners are asked to act responsible and make sure that you;

Clean up after your dogs AT ALL TIMES - on and off site.

Dogs are to be kept undercontrol at all times and NOT to cause any nuisance.

NEVER to be left unattended in either the cottage or the garden at any time.

Note - * Enclosed Garden, Dry Stone wall is low in places . 

NOT to be allowed on any of the furniture or upstairs. Not to cause any damage, chase livestock or to be taken up to any part of the Farm and other cottages. 

To leave cottage in good clean order as found.

No housekeeping deposit is taken, BUT if excessive cleaning is required, on your departure by having your dog stay - this will result in a charge being claimed.




Occupancy Limits

Occupancy is limited to a maximum of;

3  guests in The Millstone, The *Haystore .

  No under *8’s years accepted in The Haystore . 

3  guests The Milking Parlour 

4  guests in Cotterill Barn, The Granary,  and The Dairy

8  guests in The Farmhouse 

** Stair/ baby gates are unsuitable for use on open tread oak staircases in The Farmhouse & Dairy.


The number of guests CANNOT BE EXCEEDED .



Day visitors are welcome, but they must not stay overnight, cause nuisance to other cottage guests.

They must   also  NOT BRING OR TAKE  DOGS  INTO ANY OF THE COTTAGES, The GROUNDS  / GARDENS  of Cotterill Farm or be left in any vehicle.


Any breach of the above conditions will mean that the entire party will be asked and required to leave immediately.

Arrivals & Departures

Arrivals from - 4pm
We prefer, any late arrivals - no later than 10:30pm. 

Anyone arriving earlier then 4pm, will not automatically have access to their cottage.

Departures strictly by 10am 
(Housekeeping may want to enter after 10:15 am)
These timings are due to our housekeeping schedule.- 
We go to great lengths to have the cottages immaculate on your arrival so we appreciate guests leaving their cottage in good order on their departure.

Although a housekeeping charge is not requested, a charge will be sought if on departure a cottage is left in an unacceptable condition, any damages or additional cleaning is required.

Left belongings
Will not be returned by post, unless costs are prepaid minimum £5.
Please therefore check your cottage thoroughly before vacation. 
Any left items will be disposed of after 5 days.

Due to the rural location arrival & departure in winter conditions is  beyond our control.
Please note we cannot be held responsible for disruption or failure of any services, interruptions, breakdowns or removal of any services / facilities which may or may not be within our control.
